Buyer Information: Selecting a Home Inspector and Making the Most of the Inspection
 

The Home Inspection will take about 2 hours and will cost anywhere between $350 and $500, depending on the size of the house. The inspector will want payment before he starts, so bring a checkbook.

Kit's policy is to have the agent involved with you at the house.

It is suggested - definitely - that you attend, although if you insist Kit will arrange for the inspection to be done without you. You need to be there because the home inspector is an invaluable source of information and advice.

Bring a notepad and paper. He will tell you all kinds of important information about maintaining and improving the property. Ask questions and you will get even more of value. Often, the inspector can suggest options for long term improvements that you would never have considered.

The inspector will produce a written report. A copy must be provided to seller if you decide to ask seller to remedy any "specific existing deficiencies" (that's contract language). Consult Kit about how to proceed at this point. You should keep another copy of the inspection report for future reference.

In selecting an inspector, consider whether the company is a member of the American Society of Home Inspectors (ASHI). There are no state or local licensing requirements for home inspectors.
