Seller Information: Changing Utility Billing Out of Your Name

Seller—call gas, electric and water/sewer/trash suppliers and tell them you are moving and want to close your account as of midnight the day before settlement. Don’t close it out earlier, even if you’re not there and the home is vacant. Why? The contract requires that all utilities be in normal working order at the time of the Buyer walk-thru—usually the day of settlement. Also the pipes might freeze if the heat goes off in winter. It is the buyer’s job to call and set up his account. But be aware Kit will be reminding the buyers agent to do this. If they don’t, the utility companies, knowing there is no one to pay the bill, will disconnect. This cannot be done at web sites at this time. They want to talk to you.
Water & Sewer
At your new home, if it is in this area, you will need to reverse the process: Call the utilities and tell them to start billing you at the house (or elsewhere) for the day of settlement on. If you neglect to call you may find the utilities disconnected when you show up for the walk thru, and it may take several days to reconnect. Call even further in advance to set up telephone and cable TV arrangements. These can be a little more complicated and often require a serviceperson to visit your new home.
