Buyer Information: Changing Utility Billing to Your Name |

Buyer—call gas, electric and water suppliers and tell them you are moving and want to open an account as of midnight the day before settlement. Make these calls at least three days before settlement. Remember that the day of settlement is yours—yours to occupy (after the settlement of course) and yours to pay utilities. So…you want the new account to take effect at midnight the night before you have your scheduled settlement. Be careful to do this on time and correctly as above. Here is what might happen otherwise: seller might call and carelessly ask for the utilities to be “disconnected” as of a certain date. If you don’t set up your account, they will disconnect. You will arrive for the walk-thru and the electric, gas, and water will be off. You will have to get the utilities reconnected in your name. This takes time (several days) and there is a charge for each reconnection. You and the seller and the agents may argue about this at settlement, and you may think the seller is not so smart and should pay for the reconnection, and the seller may even do that. But the best thing to do is to avoid the mess. Call the utility companies three days ahead. Kit Britton will remind the seller, through their agent, of their role. This cannot now be done at web sites at this time. Utility companies want to talk to you.
Water & Sewer
Call even further in advance for telephone and cable TV arrangements. These can be a little more complicated and often require a serviceperson to visit your new home.
You will want to start working with the schools at your new home quite early in the process.
